Netherlands sees record home sales as housing supply expands

ING economist Sander Burgers projects that about 245,000 existing homes will be sold in the Netherlands this year, surpassing the previous record of roughly 242,000 sales set in 2017. The surge is driven by a larger supply of properties, including many former rental homes now listed for sale, and a still‑strong buyer demand despite higher mortgage rates.

The greater inventory is also tempering price growth. Annual house‑price appreciation fell to about 3 % this year, down from roughly 9 % a year earlier, with June’s price rise at 4.1 %. Higher mortgage rates, around 4 % for a ten‑year loan, and a more cautious buyer sentiment are further damping price gains. ING expects a slight dip in transaction volume to around 240,000 by 2027 as the flow of former rental homes eases.
