Netherlands student rent prices jump outside Randstad as Amsterdam stays most expensive

The second‑quarter 2026 Kamernet rental report shows the average asking price for a private‑rented student room in the Netherlands rose 6.2% year‑on‑year to €643 per month. Amsterdam remains the priciest city with a median price of €950, followed by Utrecht at €775.

Outside the Randstad, the strongest increases were recorded in Eindhoven (+22.7% to €540), Maastricht (+15.8% to €550), Tilburg (+11.2% to €595) and Enschede (+10.2% to €388). Haarlem’s median price held steady at €750, while The Hague saw a slight decline to €745.

Supply of rooms listed on Kamernet grew 4.2% compared with the previous year, and the number of active seekers rose 31% in June. ABN AMRO forecasts real rent growth to slow to 4.4% in 2026, down from 5.4% in 2024 and 4.9% in 2025.
