European student housing rent hikes
Entities: Geir Skogheim · Utleiemegleren · Maastricht · Kamernet · Antonio Intini
Overview
In the summer of 2026, student rental markets in Norway and the Netherlands experienced sharp price increases and tightening supply.
In Norway, demand for short‑term student rooms peaked in July and August, with more than half of listings filled within two weeks. Rental times fell to around two weeks in most cities, with Bergen especially fast—listings vanished in about ten days and contracts were signed within two days. Hybler (studio rooms) in Bergen saw rents climb up to 25 %, while the national stock of rental units dropped roughly 10 % year‑on‑year, with Oslo and Trondheim most affected.
In the Netherlands, the Kamernet Q2 2026 report recorded a 6.2 % year‑on‑year rise in the average asking price for private student rooms, reaching €643 per month. Amsterdam remained the most expensive market (median €950), but sizable spikes occurred outside the Randstad: Eindhoven (+22.7 %), Maastricht (+15.8 %), Tilburg (+11.2 %) and Enschede (+10.2 %). The supply of rooms grew modestly (4.2 % year‑on‑year) while demand surged, with active seekers up 31 % in June.
Together, these snapshots illustrate a broader European trend of escalating student housing costs and tighter markets during 2026.
