Virginia Fonseca buys R$20 million luxury apartment in Neymar-linked Edify One tower, Itapema

Influencer and entrepreneur Virginia Fonseca purchased a luxury apartment in the Edify One tower in Itapema, Santa Catarina. The unit occupies an entire floor, measures a little over 400 m², and is valued at more than R$20 million. It includes five suites, a private elevator, staff quarters and views of Meia Praia.

Edify One, a 140‑metre‑tall, 41‑storey building known locally as the “prédio do Neymar,” is co‑owned by a company linked to football star Neymar Jr., who also owns a unit directly below Fonseca’s. The tower features 2,700 m² of shared leisure space, a pool with sea‑front infinity edge, spa, gym, wine‑room, pub and AI‑driven security. Delivery of the project is scheduled for December 2028.

The purchase highlights Itapema’s recent surge in real‑estate values; the FipeZap index shows the city now has the highest average price per square metre in Brazil, overtaking Balneário Camboriú. Media attention focuses on Fonseca becoming Neymar’s neighbour and the broader trend of high‑end developments attracting celebrities and investors to the Litoral Norte of Santa Catarina.
