Northern Cyprus emerges as key real estate investment hub
Northern Cyprus is emerging as a significant destination for real estate investment, attracting increasing interest from both Turkish and international investors. According to Özgür Koca, Sales & Marketing Director and Executive Board Member of Akol Global, the region’s appeal is driven by its proximity to Turkey, its development potential, and a unique investment structure based on the British pound.
Investors are increasingly seeking more than just residential property; they are looking for foreign currency-based income, regular rental yields, and long-term value appreciation. The pound-based pricing and rental models offer a strategic alternative for those looking to preserve the value of their savings.
Data from the TRNC Tourism Planning Department shows that total passenger numbers to the island exceeded 1.14 million in the first half of 2025, a 17% increase compared to the same period the previous year. This growth, particularly among visitors from Turkey, indicates rising interest in the region for living, business, and investment purposes. Key developing areas include Iskele, Long Beach, Famagusta, Kyrenia, and Esentepe, where residential, hotel, and commercial projects are expanding.
