Norway's Rental Market Booms in Summer as Prices Surge for Student Housing

July and August are the peak months for Norway's rental market, with students nationwide competing for hybler (studio rooms) and shared‑room accommodations. According to Finn.no data cited by rental expert Anette Syversen of Qasa and Vend, more than half of listed properties are rented within two weeks. The average time from listing to lease is 13 days for hybler, 14.4 days for shared rooms and 14.9 days for apartments.

Bergen stands out: listings disappear in about ten days and contracts are signed within two days, far faster than Oslo, where the signing process takes around sixteen days. Bergen also sees the sharpest rent increase, with hybler prices climbing up to 25 percent. Nationwide, the total supply of rental units has fallen roughly 10 percent compared with the same period last year, with the most pronounced shortfalls in Oslo and Trondheim. One‑fifth of Oslo’s rental units have vanished since 2020. Geir Skogheim, sales and marketing director at Utleiemegleren, notes that many properties in high‑pressure areas are now let in one to two weeks, and the most attractive listings can be rented after only a few viewings.
