Poland land prices rise with Warsaw plots hitting 900 PLN per square meter

The Polish land market is experiencing significant price pressures, particularly in the residential and allotment garden sectors. In major cities, residential plot prices have reached record highs, with Warsaw leading at approximately 900 PLN per square meter and Krakow following at roughly 600 PLN per square meter. This surge is driven by a supply-demand imbalance, where demand for building plots has risen by 21 percent while supply has contracted by 11 percent.

Parallel to the residential market, the market for Family Allotment Gardens (ROD) remains highly active. However, buyers should note that purchasing an ROD plot does not constitute land ownership. Under Polish law, the land remains the property of the municipality or an association, such as the Polish Allotment Garden Association. Transactions involve paying a fee for the transfer of the leasehold and the assets on the site, such as sheds and plantings. Prices for these plots vary widely, ranging from approximately 6,200 PLN to nearly 300,000 PLN depending on the region and assets included.
