Poland real estate, investment & housing trends

Overview

Poland’s real estate and financial sectors continue to evolve through September 2026. The commercial market is seeing significant shifts; while the warehouse sector reached a record 38 million square meters by the end of Q2 2026—driven by nearshoring and supply chain reorganization—office space demand is contracting. In Warsaw’s Służewiec district, major office complexes are being demolished to make way for residential-service projects, such as Modern Mokotów. Experts note that converting existing office structures into apartments is often more difficult and costly than demolishing them to build from scratch.

In the residential sector, a divergence persists between the primary and secondary markets. The secondary market saw a contraction in supply in August, with available resale properties falling to approximately 134,500 units. Despite this, prices have remained relatively stable or decreased due to high competition from developer offerings. Meanwhile, the primary market remains active. Major developers reported strong growth in the first half of 2026: ATAL Group saw consolidated revenues rise by nearly 95% year-on-year, while Develia reported a significant jump in delivered units, rising to 2,572 from 1,193 in the same period of 2025. Murapol also reported strong sales, with 74% of new sales introductions occurring in major cities like Łódź, Gdańsk, and Warsaw.

New consumer trends include a growing interest in compact, single-story houses (often around 63 square meters) among young professionals and seniors seeking functionality and lower costs. Geographically, demand continues to shift toward the outskirts of major cities like Poznań and Wrocław. Additionally, the introduction of Personal Investment Accounts (OKI) in January 2027 is expected to further encourage household participation in investment markets.
