Poland launches modular office spaces in Wrocław and a massive shopping park in Rybnik

Savills, working with TRU Development, has introduced a new modular office rental model at the ZITA building in Promenady Business Park, Wrocław. The concept offers private, ready‑to‑use office modules of varying sizes, allowing small and medium‑sized enterprises to occupy premium A‑class space without long‑term leases or fit‑out costs. Tenants receive dedicated workstations, access to shared facilities and direct leasing from the building owner.

In Rybnik, Grupa Saller is constructing a large shopping park on the former Tesco site at ul. Żorska. The development will cover about 45,000 sqm of gross leasable area, with roughly 20,000 sqm devoted to retail. Planned tenants include Aldi, Media Markt, Sinsay, New Yorker and other major retailers. The park, featuring around 500 parking spaces, is scheduled to open in the second half of 2026.
