Polish retail park expansion and upgrades
Overview
June‑July 2026 saw a wave of new retail‑park projects and upgrades across Poland. Savills and TRU Development introduced modular office modules in Wrocław’s ZITA building, while Grupa Saller began a 45,000 sqm shopping park on the former Tesco site in Rybnik, slated for late‑2026. A parallel park in Ruda Śląska (6,800 sqm) reached 90 % lease‑up and will open in November 2026. Lidl anchored the Sigma Park centre in Darłowo, joining Media Expert, CCC and a drive‑through restaurant; the park is expected mid‑2027. Similar developments progressed in Kalisz (former Tesco site, 20 stores, Q4 2026) and Łowicz (6,500 sqm, 11 shops, opened 24 June). Biedronka launched a 490,000 sqm distribution hub in Sokołow Małopolski, creating 500 jobs, while Action opened a fourth Polish warehouse in Dunikowo. Major leasing activity included Europa Centralna (Gliwice) securing 6,500 sqm for Biedronka, HalfPrice, CCC and Worldbox, and Sosnowiec Plaza adding health‑beauty and optical tenants. Vendo Park’s six centres (≈68,000 sqm) were sold for €110 million, and Patron Capital’s Vendo Park portfolio changed hands to a SCF‑Generali joint venture. Retail‑centre openings and events continued: Arkadia Park in Łowicz opened but remained largely closed pending inspection; CH Echo in Pabianice hosted a family festival. Expansions added Lidl and HalfPrice to Karuzela (Lubliniec) and a Nysa park; Empik and CeX opened new stores in Karpacz and Bydgoszcz respectively. Dębica’s Galeria Raj added a 6,000 sqm park with ShockPrice and CCC. Logistics and transport trends persisted: rail freight volumes fell 2.5 % in 2025, deepening a profitability crisis for carriers, while air‑cargo volumes rose 7 % in 2025 and PLL LOT recorded record passenger numbers despite a profit drop. LCP Poland launched M Park Krotoszyn (6,700 sqm, 90 % pre‑let) and BIG Poland acquired the 11,000 sqm Grodzisk Sfera Park.
