Polish real estate market shifts toward larger apartments and rental demand rises

The Polish real estate market is experiencing significant shifts in consumer behavior and seasonal demand. Data from Grupa Morizon-Gratka indicates a decline in the popularity of studio apartments, as buyers increasingly prioritize larger, multi-room properties to accommodate future life changes such as starting a family. Currently, 46% of active buyers are interested in properties with at least three rooms, while interest in four-room apartments (12.8%) has surpassed that for studios (12.2%).

In the rental sector, a seasonal surge is underway. Nieruchomości-online.pl reported a 40% annual increase in rental inquiries in July, driven largely by students and workers preparing for the upcoming academic year. Experts note that while demand is high, the supply of available rental units has struggled to keep pace.

On the development side, Robyg has entered the final stages of its Osiedle Kameralnego project in Warsaw's Bemowo district. The developer has launched the sale of the last two stages, comprising 230 apartments, and has implemented price reductions of up to 4% for selected units. Once complete, the development will consist of approximately 900 residential units.
