Poland real estate shifts from office spaces to residential developments

The Polish real estate market is undergoing a significant shift as demand moves from office spaces toward residential and service-oriented developments. In Warsaw, the Służewiec district, known as Mordor, is experiencing a wave of demolitions. Major office complexes are being cleared to make way for modern residential-service projects, such as Modern Mokotów.

Experts note that converting existing office structures into apartments is often more difficult and costly than demolishing them to build from scratch. This trend is driven by a contraction in office space demand following decades of expansion in Poland's business services sector. Consequently, developers are increasingly focusing on new builds that include green spaces and local amenities.

Parallel to this urban redevelopment, there is a growing interest in compact, single-story houses as an alternative to traditional apartments. Small homes, often around 63 square meters, are becoming popular among young professionals and seniors due to their functionality, lower costs, and the ability to be built without long-term mortgage debt.
