Poland retail real estate supply grows via shopping parks
The Polish commercial real estate market experienced a significant increase in supply during the second quarter of 2026, adding 134.5 thousand square meters of retail space. Over the last four quarters, new supply has reached 621.5 thousand square meters, bringing the total modern retail space in Poland to 17.2 million square meters.
Shopping parks have emerged as the primary driver of market development, dominating both new deliveries and current construction projects. Of the 546.5 thousand square meters currently under construction for delivery in 2026-2027, the vast majority consists of retail parks. Notable recent additions include BIG Dzierżoniów, Comfy Park Bydgoszcz, and M Park Zawiercie.
Retail sales are supported by a stable labor market and rising wages. In June 2026, retail sales grew by 6.2% year-on-year. While e-commerce has stabilized at a 9.1% share of total retail sales, traditional shopping centers have seen a recovery, with footfall increasing by 0.8% and tenant turnover rising by 3.0% year-on-year in May.
