Poland warehouse market hits record 38 million sqm

Poland's warehouse market reached a record 38 million square meters by the end of Q2 2026, driven by supply chain reorganization and nearshoring. According to BNP Paribas Real Estate Poland, the vacancy rate decreased to 6.6 percent. In the first half of 2026, gross transaction volume reached 3.51 million square meters, with 63.5 percent of Q2 demand coming from entirely new lease agreements.

In the residential sector, the secondary housing market in Poland saw a contraction in August. The number of available properties fell to approximately 134,500, down from 137,000 in July. This decline occurred across all major Polish metropolises, though prices remained stable or decreased in some cities due to high competition from new developer offerings.

Regarding the labor market, Hays Poland reports a shift in recruitment behavior among experienced professionals. While 85 percent of candidates occasionally apply for roles for which they do not meet all requirements, there is a declining trend in 'doomjobbing'—the practice of mass-applying to dozens of jobs. Instead, specialists and managers are becoming more strategic, often applying to fewer, more targeted positions.
