Poland credit market sees significant growth in mortgage lending
The Polish credit market is experiencing a period of significant expansion. According to data from the Credit Information Bureau (BIK), the value of mortgage loans issued in the first nine months of 2026 reached 116.4 billion PLN, surpassing the total for the entire previous year. This growth is driven by lower financing costs and rising wages, with mortgage lending volume increasing by 41.7% year-on-year.
Refinancing has become a major trend, accounting for nearly one-third of new credit activity as borrowers seek to take advantage of lower interest rates. While the value of installment and cash loans has also risen, the quality of repayments remains stable despite some fluctuations in credit card and installment loan quality indices.
In parallel, the market is preparing for a structural shift as the WIBOR interest rate benchmark is set to be replaced by POLSTR starting in January 2027. Experts advise borrowers to carefully review any contract amendments, as the transition involves different calculation methods and potential corrective spreads.
