Poland's warehousing demand rises as EU prepares customs data hub for e‑commerce boom

A Knight Frank analysis notes that Poland’s strong market fundamentals, large consumer base, strategic location and cost advantage place it at the centre of Europe’s logistics transformation. Growing e‑commerce, nearshoring and increased security spending are expected to boost demand for modern warehouse space, with the firm highlighting the country’s ability to meet complex distribution models.

At the same time, EU officials are planning a major customs overhaul to cope with the surge in e‑commerce shipments, which have risen from about 100 million to 550 million parcels per month since early 2022. The EU Customs Data Hub, slated to launch in July 2028, will create a single, real‑time database for customs checks, eventually becoming mandatory for all shipments by 2033. The reform aims to streamline risk analysis, strengthen the new European Customs Authority and improve detection of illicit trade.
