Polish housing market sees first Warsaw price drop in eight months

A recent analysis of Poland's new‑construction market shows the average price per square metre in Warsaw fell by 1 % in July, reaching about 19,800 zł – the first monthly decline since November 2025. The dip is attributed to a shift in the structure of new projects rather than any deliberate pricing policy by developers.

In contrast, nearby cities displayed mixed trends: Wrocław’s average price rose 2 % to 15,700 zł, the Trójmiasto region increased 1 % to 18,000 zł, while Kraków, Poznań, Łódź and the Upper Silesian metropolitan area remained largely unchanged.
