Polish real estate market sees rising developer optimism and record prices
The Polish real estate market is showing signs of increasing optimism among developers and rising property prices. According to the August Developer Sentiment Index from Tabelaofert, 57.5% of surveyed companies expect an increase in apartment sales, a significant rise from just 18.2% in June. This shift occurred without new government subsidy programs or changes to interest rates, suggesting that buyers are making decisions due to stable prices and high availability.
Simultaneously, residential property prices continue to reach new heights. In Warsaw, the average price per square meter for secondary market apartments has exceeded 18,000 PLN. In Krakow, prices have surpassed 17,000 PLN per square meter. Data from the Morizon-Gratka Group indicates that in eight out of twelve analyzed markets, average prices rose by an average of 1.3% compared to the previous month, with the largest increases seen in Bydgoszcz and Krakow.
