Portugal's coastal luxury homes top price chart as wellness design drives demand

A new analysis of Portugal's premium coastal real‑estate market shows record prices in the second quarter of 2026. The municipality of Grândola in the Alentejo leads the list with €14,286 per square metre, outpacing traditional hotspots such as the Algarve, Cascais and Lisbon. Castro Marim follows with €12,626 / m² and Loulé records €10,804 / m², while Lisbon and Cascais sit at €8,484 / m² and €7,971 / m² respectively.

Developers are responding to a shift in buyer priorities toward long‑term health and accessibility. New‑build luxury schemes now incorporate wellness‑focused elements such as circadian‑responsive lighting, filtered‑air systems, acoustic insulation, cold‑plunge pools, infrared saunas and dedicated fitness spaces. Designs also feature wider doorways, step‑free access and layouts that anticipate mobility changes, positioning Portugal’s high‑end housing sector at the forefront of the global wellness‑real‑estate trend.
