French real estate markets show divergent price trends

The French real estate market is experiencing significant fragmentation, with price movements varying widely by region and property type. According to data from SuperNeuf, thirty French cities now offer new-build apartments at average prices below 4,000 euros per square metre. Saint-Étienne recorded the lowest price at 2,587 euros per square metre. Nationally, the average price for new apartments fell by 1.1% over twelve months to 5,157 euros per square metre.

In the Alpes-Maritimes department, property prices for existing apartments rose by 2.4%. A notable trend shows buyers moving inland from the coastline to more affordable towns, with Carros seeing a 16.7% increase and Nice Grand Nord rising by 12.2%. While sales volumes for existing apartments and houses have seen slight declines, the new-build sector faces challenges due to reduced construction activity and the end of the Pinel tax incentive.

In Nice specifically, the median price for apartments reached 4,851 euros per square metre in 2025, a 2.4% annual increase. Despite a rebound in transaction numbers compared to 2024, activity remains below 2022 peaks. Significant price disparities exist within the city, with Mont Boron reaching nearly 10,000 euros per square metre, while Ariane-Monzie averages 1,622 euros per square metre.
