Real estate markets in Hong Kong and Taipei show varied activity across luxury and small-unit segments. In Hong Kong, the North Point project 'Kingswood Lamray' (皇璇) has seen significant interest, with a high-floor three-bedroom unit recently sold for HK$31.96 million including a parking space, averaging approximately HK$40,000 per square foot. The project reported oversubscription by 63 times for its initial 140-unit release.
Other luxury developments in Hong Kong include 'The Ascent' (蔚然) in Mid-Levels, with a two-bedroom unit listed at HK$58 million including a parking space, and 'The One Stanley' (名日.九肚山) in Sha Tin, which is offering limited three and four-bedroom sea-view units. In Kai Tak, 'Skyline' (天瀧) is marketing large combined units exceeding 2,000 square feet.
In Taipei's Zhongshan District, the market remains stable with a continued focus on small-sized residential units. Several new projects are scheduled for launch in the third and fourth quarters, including 'Dehui Shuangcheng', 'Shengjia Songbo', and 'Zhongshan Yin', which primarily offer one-to-two bedroom configurations to meet local demand.
