Real estate trends in Taiwan and Hong Kong
Overview
Real estate activity in Taiwan and Hong Kong continues to show diverse investment patterns across luxury, small-unit, and commercial segments.
In Taiwan, residential trends in Taipei’s Zhongshan District remain focused on small-sized units, with projects like ‘Dehui Shuangcheng’, ‘Shengjia Songbo’, and ‘Zhongshan Yin’ offering one-to-two bedroom configurations. Simultaneously, the commercial sector in Nangang has seen record-breaking activity. The sale of ‘Ruentai Yucheng Plaza’ for NT$20.18 billion set a new record for a single office building transaction in the country. Additionally, the Kuo Chan corporate headquarters project, designed by Foster + Partners, has reached the topping-out stage and is expected to be completed by late 2027 as part of the East District Gateway Plan.
In Hong Kong, the market maintains momentum in both high-density and luxury sectors. The ‘Kingswood Lamray’ project in North Point reported an oversubscription of 63 times for its initial 140-unit release, with a high-floor three-bedroom unit recently selling for HK$31.96 million. Other notable luxury developments include ‘The Ascent’ in Mid-Levels, ‘The One Stanley’ in Sha Tin, and the ‘Skyline’ project in Kai Tak, which markets units exceeding 2,000 square feet.
In West Kowloon, China Resources Land launched the first round of sales for the ‘Riviera III’ development. During this initial phase, approximately 96 units were sold, with transaction prices ranging from approximately HK$13.42 million to HK$18.47 million.
