Real estate trends show rising costs in Argentina and luxury demand in Spain

Real estate markets in Argentina and Spain are exhibiting distinct trends driven by cost structures and lifestyle preferences. In Argentina, studio apartments (monoambientes) are seeing a higher cost per square meter compared to larger two or three-room units. According to Roomix, the construction cost for a studio averages u$s2,240 per m2, while two-room units average u$s2,039 per m2. This disparity is attributed to fixed costs—such as kitchens and bathrooms—being distributed over a smaller total surface area, alongside high demand for these units as entry-level investments.

In Spain, the luxury residential market is experiencing a shift in demand. The Private Office Market Report 2026 by Engel & Völkers and Henley & Partners indicates that Spain has become the fourth country globally with the highest increase in international demand for luxury housing, following Italy, France, and the United Arab Emirates. Ultra-high-net-worth individuals are increasingly viewing properties as lifestyle assets rather than just wealth protection, prioritizing climate, outdoor spaces, and privacy over sheer square footage.
