Renters’ Rights Act 2025 introduces mandatory landlord registration

Under the Renters’ Rights Act 2025, landlords in England will be required to register their rental properties with a new public Private Rented Sector (PRS) Database. This initiative aims to increase transparency for tenants, local authorities, and government bodies regarding landlord compliance and property details.

The registration service is scheduled for a phased rollout between December 2026 and November 2027, beginning in the West Midlands. Landlords must provide specific documentation and pay an annual registration fee of £65 per property. This fee is intended to fund local authority efforts to monitor and enforce compliance with the Act.

Compliance is critical, as a unique Database ID will be required to market properties and will be necessary for landlords seeking to use most possession grounds in legal claims. Failure to maintain updated entries on the database may prevent landlords from relying on certain legal grounds for property possession, except in cases involving antisocial behaviour.
