Melbourne property auctions see high-value sales in Kew and Richmond
Melbourne's property market showed signs of activity during recent auction cycles, highlighted by several high-value sales. In Kew, a five-bedroom heritage clinker brick home at 22 Ridgeway Avenue sold for $3.92 million, exceeding its $3.5 million to $3.8 million price guide. This sale was noted by agents as one of the first competitive auctions seen in months.
In Richmond, a two-bedroom Edwardian terrace near Bicentennial Park sold for $1,385,000, which was $65,000 above its reserve. Additionally, a warehouse conversion apartment in Brunswick sold for $1,126,000, surpassing its $1 million reserve by $126,000.
Domain Group reported a preliminary auction clearance rate of 58 per cent from 365 results, with 67 auctions being withdrawn. Real estate agents noted that while buyers have generally been cautious, stock levels remain low, and the market is beginning to warm up ahead of the spring season.
