Romanian real‑estate sales and M&A activity rise modestly in first half of 2026
Apartment transactions in Romania totaled about 68,000 in the first half of the year, a 9% decline from the same period last year, but June saw a 5% month‑on‑month increase with 4,276 sales in Bucharest. Sector 3 of the capital led with over 5,100 deals, followed by sectors 1 and 2. Outside the capital, Timișoara remained the leading provincial market, up 8% from May, while Iași recorded the most apartment sales in June (504 units).
In the same period, Romania's mergers‑and‑acquisitions market reached €5.2 billion across 162 announced transactions, up 30% year‑on‑year. Three mega‑deals each exceeded €500 million: the Pavăl brothers’ acquisition of Carrefour Romania (~€820 m), Premier Energy’s purchase of the Evryo Group (~€700 m), and Raiffeisen Bank’s takeover of Garanti BBVA Romania (~€590 m). Small deals under €40 million dominated the market (84% of transactions). Strategic investors supplied 71% of the total deal value, with European capital financing 87% of the activity.
