Sevilla advances housing agenda as Metrovacesa launches 40‑unit project

Metrovacesa has started construction on Residencial Moncayo, a new development of 40 apartments in the Isla Natura district of Sevilla. The project, costing €13.3 million, includes three‑ and four‑bedroom units with large terraces, a communal pool, gardens and energy‑saving features such as LED lighting and high‑performance insulation.

At the same time, Sevilla mayor José Luis Sanz is reviving a municipal plan to increase housing density by up to 20 % in new neighborhoods. The proposal would modify the city’s PGOU to allow smaller flats, effectively fitting more units on the same land without expanding the overall built‑up area. The plan, previously withdrawn after opposition from VOX, aims to address what officials describe as low residential density, and examples such as the Amenábar development on Cruz del Campo, which could add 30 extra units, illustrate its potential impact.
