Spanish residential construction boom continues

Overview

Late May–early June 2026 saw private developers launch upscale residential projects in Madrid and Almería, while public‑private schemes in Seville added market‑rate apartments and a micro‑VPO for affordable rentals. Mid‑June the Los Cerros low‑cost complex opened in Madrid and the Nuevo Madrid Sur commercial centre was inaugurated; Seville and Córdoba approved conversions of historic buildings into tourist apartments and a one‑star hostal. By the end of June Madrid City Council gave definitive approval to the Campamento regeneration project in the Latina district, a €383 million plan for 10,700 dwellings (about 65 % protected), commercial and office space, extensive public amenities and green areas linked to the undergrounding of the A‑5 motorway. Early July the council provisionally approved a 1,400‑unit conversion of a former industrial site in Puente de Vallecas (35 % protected) under the “Estrategia del Sur”, Metrovacesa began construction of the 40‑apartment Residencial Moncayo in Seville with energy‑saving features, and Seville’s mayor revived a plan to raise housing density by up to 20 % in new neighbourhoods. On 13 July Leganés signed an agreement with the Colegio Oficial de Arquitectos de Madrid to cut urban licence processing times by an average of three months through voluntary pre‑checks, and the COAM‑Madrid partnership expanded the SIREM service to cover the new Plan Adapta Madrid, helping residents and developers navigate housing‑adaptation grants. The following day Mayor José Luis Martínez‑Almeida announced the “Abroñigal” south‑side development, targeting up to 90,000 affordable homes and urging the national Housing Ministry to overturn a court ruling that cancelled the tourist‑housing registry. On 29 July the national government opened a €94.8 million tender, managed by state housing entity Casa 47, to urbanise the first two phases of the Nuevo Barrio Campamento project.
