Shellharbour rezoning plans proposed for 11,700 new homes

The NSW Government has released two major rezoning proposals for Shellharbour, aimed at accommodating a projected population increase to over 100,000 residents by 2041. The plans are currently open for public feedback.

The first proposal focuses on the Shellharbour City Centre, which could deliver up to 10,000 new homes. This plan includes building heights ranging from two to 22 storeys, with specific towers proposed near Stockland Shellharbour. The development aims to create approximately 900 new jobs through expanded retail and commercial uses, alongside 14 hectares of new public open space and improved transport, walking, and cycling infrastructure. The plan also includes provisions for 10 per cent affordable housing on government land and 5 per cent on private land.

The second proposal targets the New Shellharbour Hospital precinct, supporting the $828.9 million hospital project. This rezoning could provide up to 1,700 new homes with building heights between two and seven storeys. It includes plans for an allied health centre, aged care, and seniors housing, which is expected to generate about 800 new jobs. Minister for the Illawarra Ryan Park stated the rezonings are intended to ensure the community has the essential services and infrastructure required to support regional growth.
