Singapore HDB resale market outlook and investment trends

The Singapore HDB resale market is expected to see a slight price rebound in certain regions and for specific flat models through 2026. Realion Group suggests that demand for larger resale flats may strengthen as private homeowners who have sold their properties seek to right-size, potentially increasing the frequency of million-dollar transactions. However, these high-value sales represent a small portion of the market and are unlikely to drive a significant rise in overall resale prices.

Long-term price stability is expected due to an increasing supply of housing. The number of flats reaching their Minimum Occupation Period is projected to rise from 6,973 units in 2025 to 18,939 units by 2027. Additionally, higher income ceilings introduced in August 2026 may allow more households to qualify for Build-To-Order (BTO) flats, which could divert some demand away from the resale market.

Regarding investment potential, historical data indicates that resale properties in Singapore have frequently yielded higher returns than new non-landed private homes. Research covering transactions from 1995 to mid-2026 shows a median annualized return of 3.7 per cent for resale units, compared to 2.7 per cent for new private homes. This difference is attributed to the heavy initial price premiums associated with new builds.
