Singapore real estate market trends

Overview

The Singapore property market has shown divergent trends throughout late 2026. In the HDB resale sector, initial outlooks suggested a potential price rebound driven by demand for larger flats from homeowners seeking to right-size. This was supported by projections of increased housing supply as more units reach their Minimum Occupation Period, with units expected to rise from 6,973 in 2025 to 18,939 by 2027.

By the third quarter of 2026, HDB resale prices recorded a slight decline, falling 0.2% quarter-on-quarter and 0.6% year-on-year. However, a policy change removing the 15-month wait-out period for private property owners purchasing non-subsidised resale flats has generated renewed interest. Realion Group has projected modest price growth of up to 1% for 2026, noting that while million-dollar transactions may increase, they are unlikely to drive significant overall price rises. Additionally, higher income ceilings introduced in August 2026 may allow more households to qualify for Build-To-Order flats, potentially diverting demand from the resale market.

In the private residential sector, the third quarter saw a rise in loss-making transactions. Data from Cushman & Wakefield indicates that 4.6% of islandwide private resale deals ended at a loss, the highest level since mid-2022, with the Core Central Region accounting for nearly half of these deals.

Concurrently, the industrial sector experienced growth, with the industrial property price index rising 1% quarter-on-quarter and 4.2% year-on-year, alongside a 0.5% increase in rental indices. Despite these price gains, occupancy rates saw a slight dip to 88.9% due to redevelopment and shifting demand in suburban business parks.
