Singapore raises BTO and executive condo income ceilings
During the National Day Rally on August 23, Prime Minister Lawrence Wong announced an increase in monthly household income ceilings for subsidized public housing in Singapore. The ceiling for Build-to-Order (BTO) flats will rise from S$14,000 to S$16,000 for families and from S$7,000 to S$8,000 for singles. Additionally, the income ceiling for new executive condominiums (ECs) will increase from S$16,000 to S$18,000.
PM Wong stated the adjustments are necessary because Singaporeans are marrying later and often have higher incomes by the time they settle down. He noted that the increased housing supply and a stabilized resale market provide the confidence to implement these changes. The new BTO ceilings apply to those applying for an HDB Flat Eligibility (HFE) letter from August 24, while the EC changes apply to developments with land sale tender closing dates from the same day.
To support growing families, the government will also introduce extra ballot chances for first-timer families with children, providing one additional chance for every child they have or are expecting. The updated income ceilings will also apply to those purchasing HDB resale flats through the CPF Housing Grant and Singles Grant programs.
