Singapore residential property market shows mixed resale trends

Singapore's HDB resale market is projected to see modest price growth of up to 1% in 2026, according to research from Realion. The forecast, revised from a previous range of -1% to 2%, suggests that larger flats and premium units may see increased demand as private homeowners seek to right-size. While million-dollar transactions may increase, researchers expect ample housing supply to maintain long-term price stability.

In the private residential sector, data from Cushman & Wakefield indicates that nearly one in five resale deals in prime regions ended at a loss during the third quarter. Islandwide, the share of loss-making private transactions rose to 4.6%, the highest level since mid-2022. The Core Central Region (CCR) accounted for nearly half of all loss-making deals, with 19.5% of its transactions ending in a loss.
