Slovakia sees rising real estate prices and increasing unemployment

Slovakia is experiencing significant shifts in both its real estate and labor markets. Real estate transaction prices, based on registry data, have increased by 13.6% year-on-year. This growth is driven by high demand and low supply, leading to situations where properties are sold through auctions or at prices higher than originally advertised. Factors contributing to this include a 'FOMO' effect regarding mortgage costs and investors purchasing properties directly through agencies without them reaching the public market.

Simultaneously, the labor market shows signs of cooling. In the second quarter of 2026, the number of unemployed persons in Slovakia rose by 5.8% year-on-year to 152,800, bringing the unemployment rate to 5.6%. The industrial sector saw the largest increase in job losses, followed by construction and retail. Long-term unemployment remains a concern, accounting for approximately 65% of all unemployed individuals. Regional disparities are notable, with the Banská Bystrica region seeing the sharpest increase in unemployment, reaching 9.8%.
