São Paulo real estate sees record office demand and studio apartment growth
The real estate market in São Paulo is undergoing structural shifts driven by changing professional and residential habits. High-end office spaces are seeing a significant resurgence as companies reintegrate in-person work into their corporate culture. In 2025, gross absorption in the premium segment reached a record 352,000 square meters, with high demand concentrated in modern buildings located in established hubs like Faria Lima, Itaim, Pinheiros, and Paulista.
Simultaneously, the residential market is trending toward smaller living spaces. Compact apartments and studios now account for more than 50% of new real estate launches in the city. This shift toward smaller dwellings has triggered a surge in demand for self-storage services, with some providers reporting occupancy rates as high as 95% as residents seek external space for furniture and personal belongings.
These dual trends are influencing urban dynamics, as executives increasingly prioritize residential locations near major employment centers to minimize commute times, thereby boosting property values in neighborhoods adjacent to corporate hubs.
