South Korean housing market shows divergent trends in Incheon and Seoul

The South Korean housing market is showing divergent trends between regional cities and the capital. In Incheon, August data indicates a shift toward falling sales prices, which dropped by 0.03% from the previous month. This decline was most pronounced in Michuhol-gu (-0.18%), while Yeonsu-gu saw a slight increase of 0.15%. Conversely, the rental market in Incheon remains strong, with Jeonse (lump-sum deposit) prices rising by 0.41% and monthly rents increasing by 0.38%.

In Seoul, the market is experiencing a ‘triple strength’ trend where sales, Jeonse, and monthly rent prices are all rising simultaneously. Seoul apartment sales prices have risen for 85 consecutive weeks, matching a previous record. Experts warn that this trend may continue through next year due to high demand, decreasing new supply, and upcoming relocation needs from redevelopment projects. While the government has announced a ‘Housing Stability Plan’ to supply 1.19 million units by 2030, critics suggest that relying solely on public housing may be insufficient and that easing regulations on private reconstruction and redevelopment is necessary to balance supply.
