Southeast Madrid sees major residential and commercial expansion

A new low‑cost residential project, Los Cerros, has become the cheapest development in southeast Madrid, with average home prices around €300,000 and a significant share of demand shifting from nearby areas such as El Cañaveral, Los Berrocales and Los Ahijones. The development added 2,764 new housing units to the market, with 1,378 units now available for sale, and price levels in the area range from €4,000 to €4,300 per square metre.

At the same time, the renovated shopping centre known as Nuevo Madrid Sur in the Puente de Vallecas district is nearing completion. Over 85 % of its 23,677 m² gross leasable area has been pre‑let, including flagship stores such as Pepco, Terranova, Kiabi, Action, Carrefour and a new McDonald’s with outdoor seating. The project, slated to finish in October, will triple the previous commercial floor space and features new outdoor terraces and a semi‑open Plaza Unión.

Both projects signal a broader push to modernise the southeast of the capital, with new housing and retail facilities aimed at meeting the needs of the growing local population.
