Spain housing costs impact employment and disposable income
A report by the CCOO Economic Cabinet indicates that housing costs in Spain have risen 3.6 times faster than wages since 2013. The report, titled ‘The cost of rentism for wages and the productive economy’, estimates that if housing costs were to decrease by 30%, the Spanish economy could free up between 21,000 and 26,000 million euros in disposable income and potentially create between 330,000 and 411,000 jobs over a five-year period.
Data shows that between the second quarter of 2013 and the same period in 2026, home purchase prices are projected to have risen by 108%, while the average salary grew by only 30% nominally. In the rental market, new contracts signed between 2015 and 2024 increased by 37%, nearly double the 21% growth seen in average salaries. Significant price increases were noted in the Valencian Community, Balearic Islands, and Canary Islands.
To assess housing sustainability, experts suggest calculating the total monthly housing cost—including rent, utilities, and community fees—as a percentage of net household income rather than looking at gross salary alone.
