Spain housing prices rise 15.6% as Euribor climbs to 2.95%
Spain's housing market continues to face significant pressure as second-hand home prices rose by 15.6% year-on-year in August, marking 70 consecutive months of growth. The average offering price for housing reached 3,166 euros per square meter. Experts from Fotocasa note that while the pace of increase is moderating compared to previous months, the market remains deeply strained by a persistent imbalance between high demand and insufficient supply.
Simultaneously, the Euribor, the benchmark for variable-rate mortgages, rose to a monthly average of approximately 2.95% in August, its highest level in two years. This upward trend is expected to increase the cost of living for many households; for instance, a typical 150,000 euro mortgage with a 25-year term and a 1% differential could see monthly payments rise by roughly 68 to 70 euros.
Regional variations are notable across the country. The Region of Murcia saw a significant 28.8% year-on-year increase in second-hand prices, while Cantabria also experienced high growth at 18.5%. In Catalonia, Tarragona saw a 10.5% increase, and Vandellòs i l'Hospitalet de l'Infant recorded a sharp 59.1% rise. In Andalusia, Málaga remains one of the most expensive provinces with prices averaging 4,631 euros per square meter.
