Spain housing prices outpace wage growth across regions

An analysis by iAhorro reveals that rising housing prices in Spain are outpacing wage growth, creating significant regional disparities in home affordability. While annual salaries vary by approximately 10,000 euros across the country, the price of a 90-square-metre home fluctuates by nearly 383,000 euros between regions.

The study identifies the primary barrier to homeownership as the difficulty of accumulating the required upfront capital. Buyers are typically expected to provide roughly 30% of the purchase price to cover the deposit and closing costs. In the Balearic Islands, this requirement amounts to about 144,000 euros, whereas in Extremadura, it is approximately 29,000 euros.

Regional differences are stark. In the Balearic Islands and Madrid, a 90-square-metre property costs around 480,000 and 431,000 euros respectively. Conversely, in Extremadura and Castile-La Mancha, prices are closer to 97,000 and 100,000 euros. For single buyers in high-cost areas, the savings period is particularly long, estimated at over 10 years in Madrid and 14.2 years in the Balearic Islands. Laura Martínez, Head of Communications at iAhorro, noted that the most significant challenge is not the monthly mortgage payments, but the initial task of saving the necessary equity.
