Spain rental market competition rises 16% amid high demand
The Spanish rental market is experiencing a significant surge in competition. According to data from Idealista for the third quarter of 2026, the average number of interested parties per rental listing in Spain rose to 43, representing a 16% increase compared to the previous year.
This pressure is unevenly distributed across the country. Barcelona leads the highest competition with approximately 92 families per listing, while Guadalajara sees as many as 137. In contrast, Madrid is the only major city where the volume of interested parties decreased slightly by 1%, though it remains a difficult market with 49 contacts per announcement.
In Andalusia, Córdoba reported a 47% increase in interested parties, averaging 21 contacts per property. The intense competition is driving new and controversial market practices. In Massanassa, Valencia, a real estate agency reportedly requested a 5,000 euro deposit just to allow potential buyers to view a property, a move intended to filter out non-serious candidates amidst overwhelming demand. Experts warn that such high-entry barriers disproportionately affect individuals with lower financial capacity.
