Spain rental market sees rising demand for shared rooms

The demand for shared room rentals in Spain is significantly outpacing supply. According to an Idealista report, demand for rooms grew by 12% year-on-year during the second quarter of 2026, while the average monthly price in Spain reached 425 euros.

Regional trends show varied availability. While cities like Lugo, Valencia, and Ourense saw increases in available rooms, others experienced sharp declines, most notably Ceuta, which saw a 55% drop in supply alongside a 23% price increase. In Valladolid, interest in shared housing rose by 25%, while available units only grew by 6%.

In Córdoba, the student rental market has faced consistent upward pressure. Data from LIVE4LIFE indicates that the average cost for a student room has risen from 195 euros in 2021 to 255 euros in 2026, representing a total increase of over 30%. This trend has seen accelerating annual price hikes, with the most recent year-on-year increase reaching 16 euros.
