Spain rental prices fall 4.7% in third quarter of 2026
Rental prices in Spain experienced a quarterly decline of 4.7% during the third quarter of 2026, according to data from the real estate portal Fotocasa. Despite this quarterly drop, the year-on-year trend shows a 3% increase, bringing the national average to 14.10 euros per square meter per month.
Regional variations were significant. In Andalusia, prices fell by 3.2% quarterly, with the province of Almería seeing a 4% decrease. Within Almería, certain municipalities saw sharp declines, including Adra (-39.3%), Garrucha (-26.9%), and El Ejido (-24.5%). In Galicia, rental prices dropped by 5.3% during the same period.
Other regions reporting quarterly decreases included Cantabria (-6.0%), Murcia (-3.1%), and Valencia (-3.0%). Conversely, quarterly increases were noted in Catalonia (9.1%), the Basque Country (2.9%), and the Balearic Islands (1.9%). While quarterly prices are falling, the long-term trend suggests a return to slight annual increases, potentially influenced by rising mortgage costs.
