Spain housing market shifts toward periphery and shared rentals

Spain is experiencing significant shifts in its housing market due to rising rental costs and limited supply. In Madrid, demand is moving from the capital to peripheral municipalities. Data from the Madrid Association of Real Estate Companies (AMADEI) indicates that buyers are seeking homes in the metropolitan rings where prices are 35% to 60% lower than in the city center.

Nationwide, there is a growing trend toward shared accommodation. According to Fotocasa Research, 3.2% of the Spanish population has rented or searched for a room in a shared home as of the first half of 2026, up from 2.8% the previous year. Researchers note that this is driven by economic necessity rather than preference, with many room-seekers also searching for entire properties.

Rental prices continue to rise in various regions. In Castilla y León, provinces like Soria, Palencia, and Valladolid have seen notable increases. Specifically, Soria recorded a 12.4% year-on-year increase, while Palencia saw a 10.8% rise. This pressure is forcing tenants to adjust their expectations and opt for smaller or shared living arrangements.
