Spain sees regional rental price gains in second quarter of 2026
The Fotocasa rental price index for June 2026 shows Cantabria’s average rent at €14.06 per square metre per month, a 0.8% increase year‑on‑year and a 5.5% rise compared with the first quarter. This places Cantabria seventh among Spain’s autonomous communities and above the national average of €14.79. Municipalities such as Castro Urdiales posted a 40.1% quarterly jump, while Laredo, Torrelavega and others also recorded double‑digit gains.
In the Andalusian city of Jerez de la Frontera, average rents reached €11.21 /m², up 4.8% quarter‑on‑quarter and 6.8% year‑on‑year, ranking fourth among Cádiz municipalities for quarterly growth. The report highlights Tarifa (+25.4%), La Línea de la Concepción (+13.9%) and Chiclana (+5.6%) as the leading cities nationwide. Across Spain, Madrid remains the only region where rents exceed €20 /m², at €21.95, followed by the Balearic Islands, Catalonia and the Basque Country.
