Spain sees surge in suburban housing demand around Madrid and Barcelona

Demand for homes in the city centres of Madrid and Barcelona has become extremely tight, prompting buyers to look to the surrounding municipalities. According to Idealista’s latest demand ranking, the peripheral zones now occupy the top positions.

In the Community of Madrid, the four highest‑ranked areas are Móstoles, Las Rozas, Madrid city itself and Alcalá de Henares. In the Barcelona region, Santa Coloma leads the list, followed by Hospitalet de Llobregat, Badalona, Rubí and Terrassa. The trend also appears in other Spanish markets: Valencia’s capital and Torrent rank among the most sought‑after towns, while coastal locations such as Gandía, Cullera, Lloret de Mar, Vilanova i la Geltrú and several Costa del Sol municipalities show strong demand.

The shift reflects growing pressure on central urban housing and a growing preference for more affordable or spacious options in the suburbs and coastal areas.
