Spain shared housing: Tenants over 35 rising as rents surge

An analysis by the real estate portal Pisos.com reveals significant demographic and economic shifts in Spain’s shared housing market. While the majority of tenants remain women aged 18 to 25, nearly half of all seekers are now over the age of 25, and approximately one in five is older than 35.

In the Balearic Islands, the trend is even more pronounced, with 64% of shared housing tenants being over 35. This region is unique in that the 26-35 age group outnumbers the 18-25 demographic. Experts suggest that in these areas, shared rooms often serve as primary accommodation for workers competing with the tourist rental market.

Economically, the cost of renting a room has risen sharply. The average monthly rent for a room in Spain has increased by 86% over the last five years, rising from 267.79 euros in 2021 to 498.20 euros in 2026. Demand remains heavily concentrated in Madrid and Barcelona, which together account for nearly 45% of the national demand.
