Spain single-family homes reach record market share

Single-family homes, such as chalets, have reached their highest market share in Spain since 2007. According to data from the Consejo General del Notariado, these properties accounted for 25.1% of all residential sales during the first half of the year.

While the total volume of housing transactions has cooled, single-family homes are proving more resilient than apartments. Between January and June, 88,585 single-family home sales were recorded out of a total of 353,237 operations. Although the absolute number of chalet sales has decreased compared to the first half of 2025, their market share has grown because apartment sales fell significantly more—dropping 9.3% year-on-year compared to a 2.9% decline for single-family homes.
