Spain housing market shows rising prices and regional demand shifts

The Spanish housing market shows significant regional variations in price and demand. An analysis by pisos.com reveals that 37.2% of housing searches in Spain are concentrated in the 100,000 to 200,000 euro range, with Cantabria seeing a high demand of 39.6% in this bracket.

In terms of pricing, Cantabria has experienced a 17.2% year-on-year increase in used housing prices, reaching 2,392 euros per square meter, the highest growth in the country. Meanwhile, Andalusia is seeing record highs, with the average price reaching 2,938 euros per square meter. Málaga remains the most expensive province in the region at 4,293 euros per square meter.

Other regional trends include a 35% annual price surge in Basauri, Bizkaia, driven by its proximity to Bilbao. In Andalusia, while Málaga and Sevilla face high pressure, Huelva and Jaén remain among the few provincial capitals where average prices stay below 150,000 euros.
