Spain's home sales drop 11.8% while prices climb 9% in May 2026

In May 2026 Spain’s residential market recorded a sharp contraction. Transactions fell 11.8% year‑on‑year to 55,761, with apartment sales down 14.1% to 41,211 units and single‑family sales down 4.7% to 14,550 units. Despite the volume decline, the average price per square metre rose 8.8% to €2,049, and apartment prices jumped 14% to €2,455 per m².

Mortgage approvals also slipped 4% YoY to 30,577, reflecting tighter credit conditions as the Euribor climbed to about 2.86% in July – its highest level since September 2024 – which pushes variable‑rate mortgage payments higher. At the same time, the second‑hand market saw prices rise 16.2% YoY to €3,154 per m², an increase of roughly €35,000 for an 80‑m² home.

Regional differences were stark. The Valencian Community suffered the steepest drop, with sales down 35.8% YoY, while Castilla‑La Mancha bucked the trend with a 4.5% sales increase and price gains above 15%. Other regions such as the Balearic Islands, Andalusia and the Canary Islands also posted notable price surges despite overall transaction declines.
